Nothing wrong with this... its a pretty good idea. But, what if you have a connection on getting building supplies and can buy the material DIRT CHEAP? Why would you want to let the contractor make money on the material???

In general, there are many loan products available to you for this situation... You want to buy a home, typically a foreclosure. There are various items that are in need of repair/replacement and it will not pass an appraisal in its current condition.
